The Birch Group has lured several new tenants to a Princeton-area office building, including the semiconductor maker Broadcom, in a series of newly announced deals by JLL.

According to the leasing team, Broadcom is taking 6,444 square feet as part of a long-term commitment at 700 Alexander Park in West Windsor. The company, which is relocating from Ewing, will occupy the second floor of the 72,000-square-foot property.

In another deal, medical devices company Lingraphica has leased 9,000 square feet on the first floor of the three-story building, according to a news release. The company, which offers aphasia and online speech therapy, has relocated its back-office operations and consulting staff to Alexander Park from Carnegie Center on nearby Route 1.

The deals are among several transactions that have brought 700 Alexander Park to 90 percent occupancy, the leasing team said. Other leases include a new 2,509-square-foot commitment by Wimba, the title agency subsidiary of the Roc360 financial services platform, which has relocated from a nearby coworking space to occupy a suite on the third floor.

Meantime, the law firm Rubin, Ehrlich, Buckley & Przekop PC has signed a long-term lease for 4,306 square feet and will relocate to the property from Lawrence, while longtime tenant Buchanan Ingersoll & Rooney PC signed a lease extension for its 13,682-square-foot space.

The Birch Group acquired 700 Alexander Park in 2021 as part of a two-building, 213,110-square-foot portfolio that also includes 600 Alexander Park, which is fully occupied by Mathematica Inc., an American research organization and consulting company. Both buildings are part of the multibuilding Alexander Park campus, which spans more than 350,000 square feet and is within walking distance of the Princeton Junction train station.

JLL Managing Director Thomas Romano and Senior Vice President Vinny Di Meglio represented The Birch Group in the recent transactions. JLL also represented Lingraphica and Broadcom.

AMI Management oversees property management at 700 Alexander Park, which has a tenant lounge and conference room, while sharing amenities with 600 Alexander such as a cafeteria with indoor and outdoor seating, a high-end fitness center and others, the news release said. The Birch Group is also making significant renovations and updates to the lobby and amenities at 700 Alexander Park, with a focus on modern aesthetics and functional layouts.
